How can the city center be revitalized, how can the vacancy rate be combated, which has recently increased once again due to the closures of schlecker and ihr platz?? This core question was at the center of the discussions after the presentation of the "municipal retail trade concept for the city of kitzingen" on wednesday evening in the VR bank.

Yet another concept, complained the skeptics among the 60 listeners, but they remained clearly in the minority. If the concept was implemented, the city could stipulate by statute that – especially in the case of new establishments – items relevant to the center and local supply, ranging from optometry to glass, porcelain, ceramics and home furnishings (excluding furniture), could only be offered in the main assortment in the center. "Such an assortment list is recognized by the courts," explained the expert from karlsruhe.

Circulation in peripheral areas

In german: if you want to strengthen the city center, you have to impose certain conditions on retailers in peripheral areas (e-center, globus) – and ensure that they are complied with. A consequence that was also reflected in the presentation of the concept in the city council (26. April) and certainly also until the planned adoption (24. May) was allowed to cause discussion. "But a functioning center is crucial for a medium-sized center like kitzingen," said schuder. On the other hand, the coarse retail trade is to be primarily bundled at the special locations e-center, august-gauer-strabe and, with restrictions, at the dreistock, in order to continue to enable reasonable sales there.

For a core area of around 20,000 inhabitants, the figures for kitzingen are above the national average, according to schuder: in the county seat, around 170 million euros in sales are generated per year on 66,480 square meters of retail space. The share of the center, however, could be increased significantly by merging stores to create more spacious, coarser sales areas and by making it easier for customers to find their way through the store aisles, the so-called "rundlaufe". According to schuder (in summer 2010), stadt + handel interviewed passers-by, telephoned households and approached traders and property owners. Good marks were given for the quality of the goods and the cleanliness of the old town. Rather negatively the variety of the offer and the parking lot situation were evaluated. In the city center, the norma is the only source of traffic for the surrounding stores. Among these are the storg department store (with one major tenant) and the burgerbraugelande, which continues to lie derelict.

Mayor siegfried muller took the opportunity to counter the claim that the city is doing nothing: bernd rothfub is responsible for neighborhood management and is in constant exchange with owners, retailers and interested parties. "It is often due to the price expectations of the owners when projects fail. Or the store sizes are too small."

New pavement

According to muller, the old main bridge is to be renovated this year and redesigned with a new surface to make it an attractive entrance to the city center for pedestrians and cyclists. City planner torsten fischer rejects the idea that the bridge closure has driven away customers. "It will keep through traffic away from the center, which is good for the city center."In addition, a new traffic concept will be launched in 2013 – with a better approach to the parking lot at bleichwasen on the other side of the main river. Everyone agreed that it would take a long time to achieve success. Manfred paul of the marketing association called for a concrete timetable for the implementation of individual steps. There are currently over 40 vacancies in the center with a total area of around 3500 square meters.

According to the survey of passers-by, households and retailers, the most popular assortments in the center are household articles (glass, porcelain, ceramics), furnishings and clothing. According to the expert opinion, an organic supermarket or something like a "market hall" with products from the region would be desirable.

The marketplace should be presented as the "good parlor" of the city center, which requires solutions for the former market cafe and the dietz house. The quality of stay should be increased by attractive gastronomy and uniform urban design (flooring, cleanliness, seating, shop windows). For this purpose, a design guideline is necessary, but compliance with this guideline had to be enforced. Criticism was levelled, for example, at the many displays in front of stores, which visually narrow paths and have a perceived negative impact on visitors’ freedom of movement.

Possible businesses in the food and beverage sector include denn’s biomarkt, basic biosupermarkt, arko, neuform; for clothing buddelei, engbers, ernsting’s family or esprit.
